When Old Insulation Has to Go

Insulation removal and replacement is the right call when the material in place is doing more harm than good. In the Asheville area, the most common reasons are crawl spaces that flooded during Helene in 2024, attics with years of rodent nesting, insulation stained by old roof leaks, and fiberglass that has fallen out of crawl space floors. Adding new insulation over any of those keeps the problem in the house.

How removal works

For loose fill in attics, we use a high-powered vacuum that pulls material through a hose into bags outside, keeping it out of the living space. Batts in crawl spaces are pulled by hand and bagged. Once the space is clear, we clean up debris, check the framing and decking for damage, and look for the leaks or entry points that caused the problem. Then the area is ready for air sealing and new insulation.

After a flood

If river or storm water reached your crawl space, the batts should come out. They hold moisture against the subfloor and lose much of their value once compressed and soaked. Once removed, the space needs time and air to dry. We check moisture readings on the framing before any new insulation goes in, and we talk through whether encapsulation or floor insulation fits better going forward.

Hazards we look for

Vermiculite, a pebbly gray-brown loose fill found in some older attics, may contain asbestos. If we see it, we stop and recommend testing; HomeAdvisor lists asbestos abatement by a licensed firm at $1,190 to $3,255. Rodent droppings call for protective gear and careful handling. Knob-and-tube wiring should be checked by an electrician before insulation goes back around it.

Removal of old foam

Poorly installed spray foam sometimes has to come out, whether it was mixed wrong, sprayed over wet framing, or is blocking repairs. Foam removal is slow hand work: HomeGuide lists $1.00 to $2.50 per square foot and Fixr up to about $5 when it has to be chipped by hand.

Insulation Removal & Replacement Questions

Do I have to remove old insulation before adding new?

Not if it is dry and clean. Wet, moldy, rodent-contaminated or flood-soaked insulation should come out.

How long does removal take?

Most attic or crawl space removals take a day. Larger or contaminated jobs can take longer.

What if I have vermiculite?

Do not disturb it. Have it tested; if it contains asbestos, a licensed abatement firm handles removal.

Can you replace insulation the same week?

Often yes, once the space is dry and any leak is fixed.
